Land can be a great buy, but only if you know what you are getting. Before you pay for any lot, run through this list. It takes a little time and can save you a lot of trouble.
1. Road access
Find out if the road is paved or dirt, and who maintains it. A county-maintained road is a good sign. Ask if you can reach the lot in any season.
2. Power
Check if power is at the road or nearby. The farther the lines are, the more it can cost to connect.
3. Water and septic
Many rural lots use a well for water and a septic system for waste. Ask if septic is allowed on the lot and what the neighbors use.
4. Flood zone
Look up the FEMA flood zone. Zone X is the lowest-risk zone. A lot in a higher-risk zone can mean extra rules and higher insurance costs.
5. Zoning and home types
Ask what the zoning allows. Can you place a manufactured, mobile, or modular home? Can you keep an RV on the lot while you build? These rules differ from one place to the next.
6. Property taxes
Ask for the yearly tax amount. Taxes on small lots are often low, but you should know the number before you buy.
7. HOA rules
Find out if there is a homeowners association. An HOA can mean monthly dues and building rules.
8. The exact location
Ask for the parcel number and GPS location. Most Florida counties have a free online parcel map where you can look up the lot yourself. At Aeris Terra, we share the parcel number on every listing so you can check our work.
